Lincoln Park is one ZIP code, 60614, and it is one of the more predictable neighbourhoods we work — not because the buildings are uniform, but because almost all of them have been through the same process.
Old shell, new interior
Most of the housing here has been gutted and rebuilt inside its original masonry. Greystones, frame two-flats and three-flats from the 1890s through the 1920s, with interiors from the last twenty years.
That produces a specific and consistent pattern:
- •Current appliances in rooms that were something else. Full-size laundry ends up in a former bedroom or a hall closet, and the vent run behind it was improvised during the rehab rather than designed. It is the first thing we check on a dryer call here.
- •Panel-ready and integrated equipment. Refrigeration columns, integrated dishwashers, fitted wall ovens. The cabinetry was built around the appliance, which makes removal part of the work and lowers the threshold for repair considerably.
- •New kitchens on old services. The drains, gas runs and some of the circuits are frequently whatever was already there. A dishwasher fitted last year onto a cast-iron stack laid a century ago will throw drain faults that have nothing to do with the machine.
Converted buildings and shared risers
A large share of Lincoln Park's three-flats are now three condominiums, running three kitchens and three laundry pairs off infrastructure originally installed for one building.
That produces a whole category of complaint that looks like an appliance fault and is not: a washer filling slowly, a dishwasher that will not drain, hot water running out mid-cycle. In a single-family house each of those points at a component. In a converted three-flat each of them can equally be the riser.
The check costs nothing and takes a minute: does another unit in the building have the same symptom, and does another fixture in your own kitchen behave the same way? We ask before pulling anything out, because a new inlet valve does not fix a building's water pressure.
Getting the appliance out
The buildings are deep and narrow with the kitchen at the back and a wooden rear porch beyond it. For anything full-size, the realistic route out is the back stairs and the alley rather than the front door.
We plan that at the booking rather than discovering it on arrival, and floor protection and appliance sliders come out before anything moves. The floors in most of these units have been refinished and a scratch outlasts the repair by years.
Buildings with rules
Plenty of Lincoln Park condominiums have an association that wants a certificate of insurance on file before a contractor is admitted, and some restrict service work to weekday hours. Tell us the building when you book and the coordinator arranges it before the technician is dispatched.
