Sub-Zero equipment turns up constantly in Chicago's rehabbed kitchens — Lincoln Park, Bucktown, the West Loop conversions, the larger houses out along the ridges in Beverly and up in Sauganash. It is built differently from mass-market refrigeration, and that changes both what fails and what is worth doing about it.
The two jobs that prevent most failures
Almost nobody does these, and between them they account for a large share of the calls we take on this equipment.
Brush and vacuum the condenser every six months. On most Sub-Zero units the condenser is behind the grille at the top of the cabinet. It is the single most important maintenance task on the appliance. A choked condenser cannot reject heat, the compressor runs continuously to compensate, and eventually it fails from overwork rather than from wearing out. A compressor is the expensive end of the repair range. A condenser brush is twenty minutes.
Test the door gasket with a dollar bill. Close the door on a bill and pull it out, working around the whole perimeter. If it slides freely anywhere, the seal is leaking there. A hardened gasket makes the compressor run continuously and ices the freezer, and the owner reasonably concludes the sealed system is failing. Gaskets are an inexpensive part on a cabinet worth keeping.
Dual refrigeration changes the diagnosis
This is the thing that most often gets misdiagnosed by someone working from general advice.
Most refrigerators have one sealed system serving both compartments. Sub-Zero's dual refrigeration models have two — independent compressors, independent evaporators, independent air paths. That is why the food keeps better in them, and it is also why the usual diagnostic shortcuts do not apply.
On a single-system refrigerator, "freezer fine, fresh food warm" points at airflow between compartments. On a dual-refrigeration cabinet it means the fresh-food system itself has a fault, and the freezer side working perfectly tells you nothing about it at all.
Anyone who assumes a damper or an evaporator fan on one of these will spend your money in the wrong place.
What else we actually find
- •Evaporator and condenser fan motors. They run continuously. They wear out.
- •Defrost components — heater, thermostat, sensor. Same list as any refrigerator, just in a better cabinet.
- •Door hinges and closers, particularly on heavy panel-ready doors carrying custom cabinetry. A door that no longer closes squarely will produce every symptom of a failing sealed system.
- •Control boards, which on older units are the genuine availability constraint.
- •Water and ice systems, where Chicago's scale does its usual work on inlet valves and quarter-inch lines.
Getting it out of the cabinet
This is the part people underestimate. A fitted column was installed before the cabinetry was finished around it, and it comes out through an opening built to its exact dimensions. It is heavy, the doors carry panels, and the floor is usually something expensive.
We book these as longer visits rather than squeezing them between quick calls, and floor protection and a proper dolly come out before anything moves. If the unit sits behind custom panelling, in a butler's pantry, or up a flight from the drive, tell us when you book — we would rather bring the right equipment than improvise at the door.
Why the repair arithmetic is different
The usual repair-or-replace rule does not fit this equipment, because replacement here is not just an appliance.
Replacing a fitted Sub-Zero column means matching a cabinet opening, matching or refabricating panels, and frequently a cabinetmaker. Components that would end a freestanding refrigerator's life are routine repairs on one of these. A sealed-system repair that we would advise against on a ten-year-old mass-market unit is straightforwardly worth doing here.
We give you the honest number for the repair and let the installation context inform the decision, rather than applying a mass-market rule to equipment it does not fit.

Sub-Zero builds its own platform, so components are specific to it. We fit manufacturer-specified parts on this equipment rather than pattern equivalents, and sealed-system work is kept in house under federal refrigerant-handling rules rather than subcontracted out.
